Hidden in a sunny and peaceful location you will find Moulin Ecurades, a beautiful old watermill. Moulin Ecurades has a long history and can even be found on the famous Cassini maps (18th century).

The watermill still holds its 7400mm diameter water wheel, designed by Gustave Eiffel, and comes with the extraordinary opportunity to possibly have the water rights reinstated. The Moulin Ecurades mill has been operating until just after the second World War and its current owners have researched the water rights and thereafter initiated very positive meetings with all parties concerned. This has resulted in a commitment (on paper), allowing for the old dam to be restored in its original state, under the condition of developing and installing a fishway.

Moulin Ecurades comes with an 800m long channel running at the back of the main building and about 1.6 hectares of land, of which approximately 1 hectare is woodland. The rest of the property has been developed in camping ground and fully maintained recreational area. Ample parking available.

Entering the main building will take you through a large hall, with guest toilets and a bathroom, into a grand open communal space. This is a fantastic area where guests can meet, play board games, watch TV, sit by the fireplace with a glass of wine or enjoy a meal (table d'hôtes) created in the connecting, fully equipped, professional kitchen.

On the first floor you will find 3 tastefully renovated, spacious chambre d'hotes/Bed&Breakfast rooms, accommodating up to 6-8 people. All with private bathroom; shower, toilet and sink.

In front of the main building is the not to be missed beautifully designed, large tiled entertainment area with pergola. An adjacent large barn/workshop offers an extra 100m2 of usable space and situated on the edge of the property are 3 dogs-/animal shelters. To complete it all, there is various playground equipment, a large tree house and of course a swimming pool.

Originally, connected to the right of the main building, there was a stable/barn. This has been converted into a house, possible suited as a gîte. On the ground floor you will find a large open kitchen, living room, separate toilet, bathroom and one large king size bedroom. The first floor holds space for a 2nd bathroom (not finished), 3 spacious bedrooms of which 2 have an ensuite with shower and toilet.

The entire building has been extended by adding a well equipped sanitary facility for the camping guests.

Moulin Ecurades is move-in ready and has been in use as a chambre d'hotes/B & B and camping since the summer of 2013. It has been popular with people travelling through to Spain, but thanks to abundant facilities, many families with (young) children have found Moulin Ecurades to be the perfect spot to spend their holidays. The terrain offers a large open space where parents can relax and keep an eye on their kids while they are playing, fishing for yabbies in the bordering creek or going for a swim in the pool.

In a max of 45 minutes radius, you can fish in the Creuse river, have a lovely day at the beach of one of the 3 surrounding lakes and while you are there, enjoy lunch or an early dinner at the little café. Take one of the 6 canoes and go on an adventure on the nearby Petit Creuse. Score an authentic piece at one of the many 'brocantes'. Visit Gueret, the capital of the Creuse or the picturesque La Châtre, dating back to the Roman times. Explore Parc Parelles with it's huge boulders, or get close and learn all about the wolves that inhabit Europe and the rest of the world. Guests will find all they need to have an unforgettable holiday at Moulin Ecurades.

- House / Gite:

o This was originally stable/barn. This has been converted into very large House, which possibly suitable as large Gite.

o On the ground floor you will find: kitchen, living room, separate toilet, bathroom and bedroom.

o on the 1st. floor you will find space for a 2e bathroom, 3 spacious bedrooms, 2 bedrooms with washbasin in the room and a small bathroom with shower and toilet.

o There are still some works to be done in the House.

- Toilet building camping:

o At the low rise section/living House is the sanitary space for camping. This is entirely furnished and finished.

Inventory: The whole is to take over with inventory, tools, machines, materials & equipment, so you can run the chambre d'hotes/B & B from day 1.
